Tokio Marine Highland Doubles Primary Flood Limits to Meet Rising Demand for More Flood Coverage
Tokio Marine Highland has significantly expanded limits available through TMH2O, making it easier for agents and brokers to secure flood protection for higher-value homes.
Primary residential flood building limits have doubled from $1 million to up to $2 million, while contents limits have increased to up to $1.3 million. As construction costs continue to rise, this enhancement gives agents and brokers greater flexibility to offer higher flood insurance limits for residential properties without sacrificing speed.
In addition to the higher limits, TMH has expanded several key coverage features within its primary residential flood product, including:
- Other structures coverage up to 10% of the flood building limit or $50,000 (whichever is less)
- Pool repair and refill coverage up to $500
- Loss assessment coverage of an additional $1,000 for deductible assessments
Primary residential flood policies through TMH2O are available for single- and multi-family homes, other structures, condo units, and contents-only renters in 42 states. Coverage is offered with no waiting period, no co-insurance penalty, and up to $50,000 in additional living expenses, with multiple deductible options.
With the expanding need for residential flood insurance, rising reconstruction costs, and potential changes on the horizon for the National Flood Insurance Program (NFIP), these enhancements offer agents more solutions to protect their clients’ most valuable assets.
On May 7, 2026, the FEMA Review Council released a report assessing the agency and the NFIP, recommending a reform plan that would increase the role of the private flood market and create a more financially stable flood risk management system.
